MAIN PURPOSE
The Senior Business Development Manager works on business development initiatives. The role assists Business Development Associate Director in various aspects to build up and maintain network, lease renewal operation and competitor analysis.

KEY RESPONSIBILITIES

Key responsibility 1 - Cartier network management & identify project/business opportunity
  • Implement according to the 3 years plan and yearly budget on new shop openings, renovation, expansion, relocation and closure;
  • Perform preliminary visit and study on new projects, provide feedback and options for management review;
  • Regularly assess the existing retail boutiques in terms of visibility, location, size and condition.. Provide management with proposals for expansions, relocations, renovations and closures of existing boutiques.
  • Continually scan existing retail cities as well as other cities for changes in the boutique/POS footprint (opportunities, threats) that involve competitors, retail space, etc.


Key responsibility 2 - Liaise/maintain relationships with landlord & monitor competitors
  • Maintain landlord list to facilitate the work of Marketing and Operation Departments
  • Meet regularly with existing landlords and build strong relationships to secure right retail space, better rental terms.
  • Liaise relationship with brands and collect/sharing market information.
  • Update competitor strategy, market planning & any movement.


Key responsibility 3 -Leasing agreement management
  • Maintain records on boutique lease renewal and ensure all related agreements are followed up timely
  • Work closely with legal & Finance team on lease agreement follow up.
  • Negotiate all retail leases (new, renewals, relocations, renovations, etc.)
  • Ensure that all retail leases are properly negotiated with landlord within the timeframe specified by the landlord.
  • Maintain a database of lease terms that includes all internal lease info as well as any known information on competitors' leases.
  • Coordination with Specialist team/dealer to ensure all related lease agreements are followed up with no expiration.


Key responsibility 4 -Financial evaluation & project submission
  • Perform commercial negotiation and work with Finance Department for financial evaluation of each store project;
  • Work CAPEX figure out with SDP team and prepare completed NSF/CAR submission..


Key responsibility 5 -Others
  • Build strong cross functional relationships within the organization
  • File detailed trip reports with BD Associate Director and CEO for each market visit.
  • Any other duties/matters may be assigned from time to time


PROFESSIONAL REQUIREMENT
  • Bachelor's degree with a minimum of 5 years of experience in business development or leasing with at least 3 years' experience in China market, international luxury brand experience is preferred.
  • Strong business acumen and local networks.
  • Good analytical & computer skills (MS Office) required.
  • Excellent planning, negotiation and communication skill
  • High degree of integrity and loyalty
  • Real estate experience is a plus
