Now we are actively looking for a Retail Expansion Specialist to join our organization, who will be part of implementing Turkey Expansion plans come true, managing all occupancy costs of TH/CK O&O/franchise stores, head office and managing all operational process of store openings for both Tommy Hilfiger and Calvin Klein brands.

The Position
Lease Management:
  • Responsible for site selection and negotiation for new locations in the designated regions
  • Participating in site tours to various markets to narrow down potential real estate options for final executive approval
  • Learning and penetrating new real estate markets and determining ideal location suitable for development
  • Gathering and evaluating economic, demographic and other market data to identify and prioritize key markets
  • Working with internal business partners to create business case justification (P&L)
  • Managing and maintaining broker/leasing company/landlord relationships
  • Negotiating LOIs and work letters for properties selected
  • Negotiating lease alongside Legal team

Cost and Legal Management:
  • Collaborating with internal business partner to validate our real estate strategy including lease terminations, consolidations, expansions, renewals and relocations
  • Managing deal timeliness, property standards and budget goals alongside internal partners
  • Negotiating commercial terms If needed after store openings according to store performance
  • Following up all legal documents and finalization of their signings and also organizing/updating company agreement archives
  • Monthly update of Occupancy Cost/Capex budgets, working closely with finance department

Store Opening:
  • Working closely with HQ/local project/development/franchisee managers, design teams and finance teams throughout the lifecycle of a real estate deal from site selection to project completion
  • Managing all third parties and collaborate with all related internal departments who needs in involve store opening process
  • Managing communication between shopping mall management and general contractors during opening process
  • Organizing all site deliveries from our internal warehouse to site according to GC's requested dates
  • Coordinating people and processes to deliver projects on time, within budget and with the desired outcomes aligned to objectives

The Ideal Candidate
  • University degree in a business-related major, e.g., Business Management, or related field required; advanced degree preferred
  • 2+ years of real estate/project management experience in a global organization
  • Fluent in English (both written and spoken)
  • Outstanding knowledge of MS Office (Word, Excel, PowerPoint, Outlook)
  • Organized, result and detail-oriented, self-led
  • Strong ability to multi-task and juggle multiple priorities in a fast-paced environment
  • Strong strategy, finance, critical thinking, analytical and problem-solving skill
  • Strong relationship management, interpersonal and teaming skills with a willingness to learn from others
  • Excellent oral and written communication skills;
  • Proficiency in storytelling and developing clear and concise written presentations to leadership with a strong ability to articulate clearly and confidently
  • No obstacles for travel
