POSITION SUMMARY:

This position is to build and strengthen the long-term strategic relationship with real estate partners and optimize the capital expenditures for the own retail business.

PRIMARY RESPONSIBILITIES /ACCOUNTABILITIES OF THE JOB:

  • Make long-term strategy of retail store business partner development by building and enhancing partnership with malls, shopping centers and department stores groups (both full price stores and outlets) to support own retail business expansion in China.
  • Responsible for real estate relationship development and maintenance for own retail business in Shanghai, Beijing, Guangzhou and Shenzhen. Optimize multi-brands store locations by obtaining competitive rental fee, preferable store locations, new locations in potential shopping malls, and optimizing current locations when necessary. Have a holistic view of landlords in China.
  • Take charge of the store CAPEX and optimization through evaluation of the profit and loss.
  • Regularly evaluate and analyze the current stores cost, leasing condition, especially those need improvement. Provide strategic solutions to own retail team and finance team to optimize the CAPEX.
  • Lead the team to manage the whole procedure from choosing locations, reviewing contracts, consulting from legal team and other process to final submittal for regional or global approval. Manage all contracts.
  • Work closely with retail operation team to get feedback of frontline business and landlord collaboration.
  • Provide future mainstream real estate projects in Shanghai, Beijing, Guangzhou and Shenzhen. Know city planning information of most potential business districts and new landmarks.
  • New projects when assigned.

Internal: Retail Sales & Operations team, Brand Store Development Team, VM, support functions (Finance, HR, Legal, IT etc).

External: N/A

SUPERVISORY RESPONSIBILITIES:

Direct: CAPEX Assistant, Specialist of Store Development

QUALIFICATIONS & EXPERIENCE:

Experience:
  • At least 10 years of relevant experiences in retail store development, landlord relation management and development in retail industry in China (mainly Shanghai Beijing Guangzhou and Shenzhen). Familiar with mainstream malls, shopping centers and department store groups for retail.
  • Bachelor's Degree in business related is required.

Skills:
  • Sensitive data consciousness.
  • Good at EXCEL data analysis and PowerPoint using.
  • Communicate effectively in English.
  • Ability to manage multiple projects simultaneously.
  • Applies knowledge and skill in business principle and techniques.

Education: University graduate in statistics, accounting or related major preferred.
