Position Overview
Plan and implement real estate strategy to respond to the changing market conditions for Ralph Lauren across Hong Kong, Macau, Taiwan and Southeast Asia region. Requiring a highly analytical, strategic and seasoned individual with strengths to provide strategic and effective real estate solutions to optimize operating costs, accelerate multi-channel distribution and create value to the overall business.

Essential Duties & Responsibilities
Key Responsibilities:
* Plan and implement regional real estate strategy for all brands under the Ralph Lauren portfolio across Hong Kong, Macau, Taiwan and Southeast Asia, direct report to Real Estate Director
* Conduct qualitative and quantitative market analyses regularly by cities, channels, traffic, competitors' performance and market movements
* Review existing real estate portfolio across the market and identify opportunities for optimizing operating costs through strategic restructuring
* Identify, prioritize and secure new business development opportunities in order to accelerate the multi-channel distribution aligned to the corporate objectives
* Develop and maintain excellent relationships with key landlords, department stores and agents throughout the region and lead commercial discussions and negotiations
* Liaise with Retail, Hospitality, Finance, Store Development and Merchandizing Departments to build business case and proforma for investment evaluation
* Prepare management-level presentation materials for regional and headquarter approvals
* Structure LOI and TA provisions to maximize corporate interests and create business value, and act as a key partner to liaise with Legal Department to finalize contractual agreements

Experience, Skills & Knowledge
Requirements:
* University degree in business or real estate related discipline is highly desirable
* Minimum of 8 years real estate or/and business development experience with retailers
* Proven track record for managing Hong Kong, Macau and Taiwan markets
* Strong organizational skills to manage sizeable active store pipeline and competing priorities
* Robust problem-solving skills to analyze and resolve complex business issues
* Great numerical skills and strong ability to operate and interpret investment appraisal model
* Advanced knowledge and solid experience in structuring complex deals to maximize corporate interests and create business value
* Seasoned communication skills and ability to quickly establish strong credibility with both internal and external stakeholders
* Good understanding of and strong business network in the retail real estate market
* High degree of facility with research sources, modeling techniques and presentations approaches
* Candidates with less experience will be considered as Real Estate Manager
