DESCRIPTION
The Senior Project Lead will manage the planning, design, and implementation of all assigned projects. Project types may include interior maintenance projects, brand partner shops, major/minor remodels, as well as new stores. This position will coordinate with internal teams such as Merchant Leadership, and Store Management, Visual Merchandising, Loss Prevention, Spend Management (Procurement) as well as external partners such as Design Consultants, Architects, MEP, Contractors, and various Suppliers.

JOB RESPONSIBILITIES
- Interior Maintenance & Brand Partner Shops
- Create design interpretation packages for hand-off to internal Production team.
- Develop project schedule for project planning and implementation.
- Coordinate plan check process for incorporating team comments as needed.
- Ensure internal documents are assembled by external Architect of Record (AOR) into an Out to Bid (OTB) set.
- Facilitate Bid Process to General Contractors (GC).
- Make final GC determination and prepare final Estimated Shop Cost (ESC) summary to be submitted for executive financial approval.
- Upon approval, create construction project schedule, release GC to begin project coordination, and coordinate purchasing of any Neiman Marcus supplied materials.
- Manage the construction process including coordination with store team and GC as well as making periodic site visits as required.
- Participate in project close-out process.
- Major/Minor Remodels & New Stores
- Develop square footage program noting existing, proposed, and comparison data.
- Create preliminary pricing packages as required to develop preliminary price estimates including coordinating with participating contractors and other internal and external resources.
- Create block plan, preliminary, and final merchandise plans.
- Develop Critical Path project schedule identifying all project tasks and milestones from project inception to completion.
- Interact with Merchant Leadership and Store Management to gain necessary approvals.
- Coordinate with internal Production team or outside Design Consultant for preparation of comprehensive Construction Document set.
- Participate or lead fixture design and development as required.
- Coordinate plan check process for incorporating team comments as needed.
- Ensure internal documents are assembled by external Architect of Record (AOR) into an Out to Bid (OTB) set.
- Facilitate Bid Process to General Contractors (GC).
- Make final GC determination and prepare final Estimated Shop Cost (ESC) summary to be submitted for executive financial approval.
- Upon approval, create construction project phasing schedule, release GC to begin project coordination, and coordinate purchasing of any Neiman Marcus supplied materials.
- Manage the construction process including coordination with store team and GC as well as making periodic site visits as required.
- Site visits, review of RFIs, creation of punch lists as required.
- Participate in project close-out process.
- General:
- Ensures communication with internal management, merchant teams, consultants and external consultants.
- Monitors and facilitates completion of projects on a timely basis and within budget.
- Creates and maintains any/all project work-back schedule timelines to ensure projects are completed on schedule.
- Attends project development meetings, site meetings, and provides written reports.
QUALIFICATIONS
- Bachelor's Degree in Construction Management, Architecture, Interior Design, or related Design or Project Management field
- Minimum of 8-10 years of retail store planning and/or construction project management experience with a major department, specialty store, luxury retailer, or design firm
- Excellent project management and organizational skills
- Excellent space planning/merchandising skills
- Excellent communication skills both written and verbal including strong group presentation skills
- Solid computer skills including Microsoft Office, Microsoft Project, Bluebeam Revu, AutoCAD (or similar CAD program), Plan Grid, and Salesforce
- Ability to execute assigned tasks with minimal supervision
- Capable of communicating design solutions by sketching or hand drafting
- Ability to be part of a team or lead a team effort as required
- Experience with project cost estimating a plus
- Experience with Oracle, Salesforce (or similar project database), and SketchUp a plus
- K nowledge of merchandise fixture design and/or construction detailing a plus
- Position is based in Dallas TX
- Periodic travel required
