SUMMARY

This is a newly created position to manage and oversee the Business Development and real estate strategic plan in Greater China Region. The role also oversees the Store Planning function by driving the project management process to ensure all projects complete on a timely manner.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • To build up a comprehensive range of real estate strategies including management of relationships with landlords, identifying and implementing leasing strategies to best position within the market, preparing and managing budgets and monitoring capital expenditure, negotiating contracts/lease with landlords or real estate developers/agencies, and detailed monthly reporting
  • Achieving an outstanding quality of the construction, in full compliance with regional business targets and HQ main directions and strategy
  • To collaborate with internal business stakeholders to validate the real estate strategy including lease expansions, renewals, consolidations, relocations, and terminations, etc.
  • To collaborate with internal business stakeholders to create business case justification and work on due diligence in identifying and prioritizing key market development
  • To manage both retail and office leasing aim at minimizing rental cost and leasing risks for the House in the region
  • To negotiate business terms with landlords and work alongside with internal legal team
  • To learn and penetrate new real estate markets and determine ideal location suitable for short/long term business development
  • To manage the store planning team and ensure a smooth lifecycle from CAPEX management, site selection, real estate deal, to project completion
  • Facility management remits for both stores and offices, with functional report to the WW facility manager based in HQ


QUALIFICATIONS
  • Bachelor degree in architecture or engineering with at least 10-year relevant experience in which 5-year at managerial level
  • Proven experience in regional business and real estate development
  • Demonstrated strong negotiation skills and business acumen in the retail industry
  • Possess experience in handling LEED certified projects
  • Well organized, self-initiative, excellent analytical, presentation, and communication skills
  • Good team player with strong sense of responsibility
  • Good command of both spoken and written English and Mandarin
  • Computer literate including excellent knowledge of Microsoft Office
  • Required to travel regionally if when necessary
