The Corporate Real Estate Director is responsible for La Perla’s retail network in terms of development, organization and implementation. This will include expansion, restructuring of leases, renovations, relocations and maintenance. The role’s core focus is Real Estate and Store Planning across EMEA, North America, APAC and Japan.
Responsible for a Retail Network of 150+ Direct Point of Sales, 10+ Offices/Showrooms.
Building relationships with key landlords.
Development of Group Real Estate strategy with the support of Regional CEOs and real estate brokers.
Group expansion Real Estate management: market scouting for new lease opportunities, existing leases renewal and restructuring.
Management of leasing transactions in cooperation with external and internal legal advisors.
Maintenance and update of a Global Leases Database.
Leading brand expansion in all regions with the support of the Regional CEOs, maintaining deal flow and ensuring end-to-end deal management.
Understanding key strategies and how the business operates in each country of development.
Timely deal conversion, advantageous deal terms and successful lease negotiations.
Setting market growth strategy and ensuring healthy pipeline of commercial real estate well-suited for the brand’s product lines.
Contributing to the regional growth strategy, expansion planning and new market entry.
Leading and developing direct reports to achieve team goals, coordinating the redaction of preliminary P&L projections for each possible development.
Supervise the Corporate Insurance coverages regarding the Retail Network.
Leading of the Interior Store Design for the development and implementation of the brand Interior Store Concept.
Supervision of Store Design in case the Design is committed to outside external designers.
Supervision of design development phases.
Project management of entire process of the project.
Coordination and interaction with all department involved directly or indirectly in the project (Finance, Legal, Merchandise, Visual Merchandise, IT Depts).
Selection of suppliers and materials and coordination of the deliveries in all Regions involved.
Timing and quality control.
Preliminary budget, budget breakdown and cost control.
Selection and coordination of consultant team, suppliers and GC through dedicated tenders.
Site construction management with periodic visits on site.
Maintenance of the whole Retail Network Stores through an efficient system of intervention and cost saving.
The Ideal Candidate
Master Degree in Architecture, Engineering or equivalent.
6+ years as Project Manager in Real Estate, Store Design & Planning environments preferably in luxury industry, preferably on a worldwide scale.
Experience in interior Design and in coordinating the Development of Interior Retail Concept.
Ability to effectively interface with all key internal/external stakeholders.
Proven project management skills (coordination, communication, budget management, goals achievement, prioritization, troubleshooting, etc…)
Strong analytical skills.
Strong interpersonal skills (i.e.: build relationships and leverage networks) and organizational savvy.
Multi-projects management skills.
Flexible and dynamic team player.
Excellent knowledge of Microsoft Office and Autocad and a valuable 3D Design Software.
Basic experience in quick done 3D renderings with valuable 3D Rendering Software.
